Scott Spector, Fairfax President, just spoke to the owner of the paving company this afternoon to review the work to be done in Fairfax. The owner assured Scott that there should not be any type of major issue with parking. On the date that it is noted on the information attached, beginning with the Milling at Fairfax I on 9/9/24, your car needs to be removed from your building’s parking lot no later than 8 AM or it will be towed. You may bring your car back in the evening, after Five Star Paving finishes milling your parking lot. In the meantime, you can park in any other parking space at another building. When you return your car to your own parking lot, the issue will be that there won’t be any lines and the road will be rough, so you will need to be careful but you can still park in your parking lot.

All in all, it will be a little bit challenging but not impossible to park your car in Fairfax. The Kings Point option was just that, an option, but probably not one that anyone will need to make use of.

The 2 attachments will be descriptions and schedule for the Milling and then the Paving of the 7 parking lots in Fairfax that are being done starting next week.

This is an update on parking your vehicles during the paving project.

If you want to park your car overnight, or have to park your car at the main clubhouse parking lot because you can’t find a space in any of our Fairfax parking lots, you MUST do the following:

1. Make a copy of the registration
2. Put your phone number on the copy page and write that it’s for the Fairfax paving project
3. Bring the copy to the main clubhouse and ask for Sharon
4. She will collect the registration copy from you and issue a parking pass either that day or the next.
5. You must display the pass on top of your dashboard or the car may be towed at your expense 6. You must park close by the poolside lake parking lot or facing the Kings Court, but not in the Kings Court parking lot
6. You can have someone drive you back to Fairfax or take the bus

Update for the Parking Lot Milling and Paving
August 23, 2024

If you cannot find an alternate parking space to park in Fairfax while your building is being Milled or Paved, we have been given permission to park your car at the Kings Point Clubhouse & Theater Parking Lot (closest to the pool and water). Part of this agreement is that you must provide your vehicle registration and your phone number to the front desk prior to leaving your car there overnight.

All of us truly understand how challenging this project will be and we appreciate your anticipated cooperation in order for this project to be completed as seamlessly as possible.

We will give the volunteers the scope of work for the clubhouse and bathrooms.

We already have two residents who have volunteered for this job.

This job offers no benefits no pay but is a great commute.

Hear Ye, Hear Ye!

As of 6/20/24, the front door to the Fairfax Clubhouse is now fixed and should work better than ever.

From the outside, you will still need to use your fob but now, you will not have to wait to hear the mechanism click prior to opening the door.

From the inside of the Clubhouse, all you need to do is walk toward the front door and push the door open. You will not have to press the bar on the door to open it. If that doesn’t work, you can pass your hand over the side of the door and you will be able to open the door.

I wanted to inform you that my last day at J&L will be Friday May 31, 2024. Jim is in the process of hiring a new property manager to oversee the community but in the meantime, any concerns, issues, etc. can be addressed to myself and him directly at Jim@jlpropertymgmt.com / (954)753-7966 ext. 102 or via his assistant Addie at jladmin@jlpropertymgmt.com / (954)753-7966 ext. 111. To make it a smooth transition for the community, I am providing Jim with all pending items that we have been working on, reports, proposals, procedures etc. in which he will provide to the new property manager once they are on board.

I truly appreciate everyone for working with me for the past 2 years and for everyone’s commitment on making Fairfax the best community in Kings Point.
